Creative Industries Studio Workspace in London
Second Floor Studios & Arts offers studio workspace in London for professionals across the creative industries — including architects, graphic designers, product designers, filmmakers, photographers, and fashion designers. Our creative industry studios sit within vibrant mixed-use sites at Deptford and Wembley Park, with Woolwich opening in 2027 and further project locations to be announced. You'll work alongside fine artists, ceramicists, and makers in a collaborative, community-focused environment. A slightly higher rental tariff applies for creative industry members, which helps cross-subsidise our most affordable studios for artists and makers — ensuring both communities thrive together.
Who We Welcome
SFSA studios are home to a wide and growing range of creative industry practices. Whether you work independently, run a small studio, or need a dedicated professional base in London, our spaces are designed to support focused, sustained creative work.
Our design and architecture community includes architects, graphic designers, interior designers, product and industrial designers, exhibition designers, set and prop designers, and UX and interaction designers. Alongside them, our fashion and textiles practitioners span fashion and textile design, costume design.
Screen, digital and technology practices are well represented across our sites, including film production, animation, gaming and visual effects, digital arts and new media, photography and moving image, and sound design. Our publishing, advertising and communications members work across publishing and editorial, advertising and art direction, illustration, and branding and identity.
We also welcome practitioners from performance and production disciplines — including theatre set design, theatre and performance design, and scenography — as well as specialists in restoration and conservation, reflecting our longstanding commitment to the full breadth of London's creative ecology.
