Studios

Second Floor Studios & Arts (SFSA) has been at the forefront of innovation in the creative sector, developing bold and effective ways to work with developers, landowners, funders, architects, and local councils. Together, these partnerships have delivered flagship, long-term studio projects across London and Kent. Since 2016, SFSA’s footprint has grown to four thriving sites, supporting creative communities made up of over 200 dedicated studio members. These sustainable, affordable studios are home to a diverse range of practitioners—including visual and fine artists, craft and designer-makers, and professionals from across the creative industries. By fostering inclusive environments and contributing positively to local regeneration, SFSA plays a vital role in shaping the cultural fabric of its communities. An additional 80 studios are due to open across 2025/26, creating new opportunities for artists and partners alike to engage in the future of creative practice.

Some of SFSA's studio sites offer a blended solution, combining affordable artists' studios with creative industries space. This mix helps finance the projects, making them sustainable. SFSA aims to create spaces that foster creativity and community, contributing positively to the local environment. The creative industries (CI) accepted at SFSA include: Artificial Intelligence, Architecture, Advertising, Conservation and Restoration, Digital, Fashion (if they design but fabricate off-site), Film Production, Gaming & Visual Effects, Graphic Design, Interior Design, Landscape Design, Lighting Design (for concerts and stages), Photography (editorial, commercial), Product Design, Publishing & Graphics, Theatre Set Design, Urban Design. This diverse array of disciplines ensures a rich and collaborative environment for all members​.
